Resident representatives met with Warwick Estates to discuss resident representation as Directors of the management Company and ongoing issues at Home Orchard. The meeting was constructive, with several positive steps agreed to improve communication, transparency, and day-to-day management.
Resident Directors
Warwick have confirmed support for adding resident directors to the EWMC1 board. This will give residents a direct role in oversight and decision-making.
Improved Communication
Warwick agreed to introduce the following:
A fortnightly shared action log
A joint site walkaround with residents at the next visit
Regular drop-in sessions for residents
Enhanced portal access for directors
A budget explainer document to clarify service-charge costs
Residents highlighted:
Slow or inconsistent communication
Long delays in resolving maintenance issues
Confusion over billing and recent service-charge errors
Unclear responsibilities for basic tasks such as replacing communal light bulbs
Warwick acknowledged these concerns and noted that a previous manager’s sudden departure had affected handover and continuity.
